Updating Your Massey Pre-Fire/Disaster Plan

Fire departments and other emergency responders will base their decisions on the critical data contained within the Massey Pre-Fire/Disaster Plan.  During a major incident these decisions can make a difference between an efficient fire attack and a major blaze with possible loss of life.

Keeping your plan updated is necessary to ensure the information contained in the plan reflects current building and systems data. Annual updates are relatively simple and inexpensive.

1 to 9 stories above grade $600.00
10 to 19 stories above grade $800.00
20 to 29 stories above grade $1,000.00
30 to 39 stories above grade $1,200.00
40 to 49 stories above grade $1,400.00
50 to 59 stories above grade $1,600.00
60 to 69 stories above grade $1,800.00
70 to 79 stories above grade $2,000.00
80 to 89 stories above grade $2,200.00
Additional 10 story increments $200.00

All prices listed are based upon Massey Disaster Planning updating floor plans with demising wall information only. If the client desires floor plans reflecting tenant interior partition walls, the cost will be $400.00 for text changes plus $0.05 per square foot of area changed with a $650.00 minimum.

VERY MINOR CHANGES may qualify for a reduced rate.

If a Building has not updated within 3 or 4 years, the update fee is 1½ times the above rate.  For a Building not updated within 5 years or more, the update fee is 2 times the above rate.

Fire Officer Survey

If it’s been five years or more since one of our fire officers has surveyed your building, we highly recommend a Fire Officer Survey . A fire officer will work with your chief engineer to review the plan and survey your building again focusing on new or upgraded systems, additions and modifications to key areas, new technology that may effect fire department operations and other critical plan data. The Fire Officer Survey fee is based on the building and location. Please contact us to receive a quote specific to your building.

Structural Diagram

At the request of several fire departments, we have added a Structural Diagram to our pre-plans. This graphic provides at-a-glance information on frame, floor and core construction. It also highlights major mechanical areas and pinpoints hazardous materials locations. If your plan was placed in service prior to July 2002 and has not been updated, we recommend adding a Structural Diagram which is a $200.00 option on updates.

Area Changes:

Areas with change include reconfigurations of tenant/office spaces as well as base building revisions such as lobby renovation that affect the actual layout.

We prefer blueprints or small format copies (8½ X 11 or 11 X 17), however, AutoCAD 2002 or Architectural Desktop 3.3 or older will also be accepted.  A printed index should be sent including the AutoCAD file names with each drawing’s date, name and contents.  Layer descriptions for common groups of files should also be supplied.  Be sure to include any necessary attached external reference (XREF) drawing files.

Text Changes:

Text changes include changes to major systems such as new sprinklers, elevator switching overlays, or new fire alarm panels.

Also be sure to examine the Phone List and Evacuation Check List for changes.  The most efficient way to ensure we receive this information is to remove the Phone List and Evacuation Check List from the Manager’s copy and photocopy the lists.  Make any changes to the copies and send them to us along with the other information.

Once the update information is received in our office the following will occur:

  1. Changes are made to the text and floor plans as indicated.
  2. An updated Pre-Fire Plan Box Copy is sent to you. (Ensuring a current plan will always be available in the event of an emergency.)
  3. Remove the old Pre-Fire Plan Box Copy and two Firefighter Floor Plan binders from your high security box or the location designated in the plan.  Return these books along with the Engineer Copy and Manager Copy to us.
  4. Your Manager Copy, Engineer Copy and two Firefighter Floor Plan Binders are updated and returned - usually within two working days.  The old Pre-Fire Plan Copy will also be updated and retained for our library.
